The restaurant has a wide variety of food options that align well with prior reviews. However, the customer service is lacking. Our order was incorrect, and the staff was unhelpful in addressing the issue. If you can overlook the service shortcomings, the food itself is quite good.

Fresh, almost friendly! this is my local lunchable, they have their standard sandwiches hot food pies, carving; plus Vietnamese bmt, and a hot menu that is freshly cooked to order. mainly consisting of Vietnamese cuisine and fried rice and noodles etc. the dame behind the theke, from which everyone is always fooling, is actually not as bad as they say, I guess they are served as they deserve. I think they would do quite a lot in the usual pauses zb; about 10-11 clock and lunch 12-1. but with hours from 5 to 8 o'clock there is a lot of time to dip. Try: pork chop broken rice and the Cibatta rolls (chicken, cheese, avocado and mayo)

The woman behind the counter always comes off as arrogant and unwelcoming. I discovered hair in my lunch, which was quite off-putting. The customer service was lacking, and the staff seemed indifferent. It feels like the Buddhist worshippers here are more focused on money than on their beliefs. It's important to remember that Buddha was simply a man who promoted goodness and a connection to God, and he never asked for anyone to worship him.

Everyone who works here are always so friendly! Great service ! Most of all The BMT's here are really nice! Not much more to say other than try for yourself!

Absolutely fantastic Banh Mi! Best I've had in Perth! Staff were very pleasant and helpful. The wifey's Stuffed Chicken Wings were also a delight! Great casual lunch joint and will definitely be back!
